Avenir Palm Beach Gardens Town Center 2026: What's Open & What It Means for Buyers

by David Cohn

Blog Articles

Short answer: Avenir Town Center is open. Its anchor Publix opened on May 21, 2026 at 12535 Northlake Blvd, and Walgreens followed. The rest of the roughly 200,000-square-foot center — restaurants, cafés, salons and services — is opening in phases. For buyers, it turns Avenir from a "drive to PGA Boulevard for everything" community into one with daily errands a golf-cart ride away.

What is open now

  • Publix and Publix Liquors — opened May 21, 2026. The store is about 48,400 square feet, rebuilt after an EF-3 tornado spawned by Hurricane Milton destroyed the original under-construction building in October 2024. It has wider aisles, expanded fresh departments, a pharmacy and indoor seating.
  • Walgreens — open, per the developer's late-May 2026 update.

Opening dates for the remaining tenants have shifted before. Check the current list with the developer or ask us before you count on a specific restaurant being open.

What is coming: the announced lineup

Dining and cafés: Kitchen Restaurant (new location), Taki Kappo Omakase, Smoke & Maple Gastropub (its first location), Field of Greens, H&H Bagels, Carmela Toast & Coffee Bar and Sloan's Ice Cream.

Services: Venetian Nail Spa, Kevin James Salon, Man Cave Barber Shop, deFabrique Aesthetic Dentistry, Velocity Community Credit Union, Go N Postal and Miles Art Gallery.

Why the Town Center matters for home values

Avenir sits on the western edge of Palm Beach Gardens, off Northlake Boulevard, about 10 miles from City Hall. Until this year, residents drove east for groceries, coffee and dinner. A walkable, golf-cart-friendly town center changes the daily-life math — and daily convenience is one of the things buyers pay for. Expect it to matter most for homes closest to the center and for buyers comparing Avenir with established communities closer to I-95.

Avenir homes on the market right now

As of October 27, 2026, BeachesMLS shows about 78 active listings in Avenir-named subdivisions, from about $770,000 for single-family homes in the newer pods to $12.9 million at Panther National, Avenir's private golf enclave. The range covers single-family homes and villas from builders including GL Homes (Apex at Avenir, whose 28,000-square-foot clubhouse opened in August 2026), Toll Brothers' 55+ Regency at Avenir, and luxury estates at Panther National.

Avenir vs. established Palm Beach Gardens communities

  • Avenir: new construction, modern floor plans and energy codes, an on-site town center, and resale prices that start below many east-side gated communities.
  • BallenIsles, Frenchman's Reserve, PGA National: mature landscaping, established clubs, and shorter drives to I-95, the beaches and Downtown at the Gardens.

Neither is better — they suit different buyers. The right fit depends on commute, club preferences, budget and how much you value new construction.

Living in Avenir: builders, home types and trade-offs

Avenir is a 4,800-acre master-planned community off Northlake Boulevard with roughly 3,900 homes planned, most of them single-family. Because it is still being built out, nearly everything for sale is new construction or a resale only a few years old.

  • GL Homes: Apex at Avenir, plus new homesites in Orchid Isles.
  • Pulte / DiVosta Homes: Avondale at Avenir, plus homesites in Orchid Isles.
  • Kolter Homes: a neighborhood planned for up to 491 homes.
  • Panther National: a private Jack Nicklaus-designed golf community on about 392 acres inside Avenir.

What to weigh before you buy:

  • HOA and CDD fees. Most Avenir neighborhoods carry both an HOA fee and a Community Development District assessment, which appears on the property tax bill. Ask for both numbers for the specific neighborhood. They vary a lot.
  • Ongoing construction. Expect new phases, road work and Town Center build-out nearby for several more years.
  • Builder versus resale. Builders set their own incentives and timelines. A resale can be move-in ready, often with upgrades and landscaping already done. Compare both before you choose.
